Our careful coordination of all phases of design, engineering and construction can put your project on a fast track. In a traditional construction approach, architects, engineers, general contractor and construction managers are contracted. Each operates separately and then passes work along to the next contributor with minimal coordination and sharing of information.

Our design-build approach involves designers, engineers and construction professionals to "value engineer" the facility throughout all phases of the project, an approach that maximizes both efficiency and quality. Early phase construction may begin while design of final phases is still underway. With integrated communication of design and construction, potential problems can be foreseen and corrected early. Ongoing input by estimators means more accurate cost information, while our market tie ups allow for more sophisticated and cost-effective purchasing practices 

Services offered by RDS during project life cycle:

1. Pre-Construction-Design

  • Establish Client's Project requirements, establish project phases, scope and functions, project brief, design brief, etc.
  • Detailed Project Strategy preparation.
  • Client's approval on Project Strategy.
  • Pre-qualification, Short-listing and Selection of Project Architect on behalf of/ with Client.
  • Manage Architectural Design and Engineering programming process.
  • Represent Client during design process.
  • Provide value engineering of alternate methods and systems with budgets for options.
  • Review and provide inputs for construction methods and materials.

 

2. Pre-Construction-Design, Estimating, Tendering & costing

  • Detailed Timeline.
  • Description of Work Packages.
  • Vendor Pre-qualification & Short-listing.
  • Preparation of Detailed Specifications, BOQ with the Project Architect.
  • Seek Final Budget Approval by Client.
  • Seek Client's Approvals on Commercial Terms and Conditions of the Tenders/Contracts.
  • Preparation of Contract Documents-General & Specific with Project Architect.
  • Issue Tenders to pre-qualified vendors.
  • Receive/Open Tenders in Presence of Client's Representative.
  • Techno-Commercial Comparatives by Lead Consultant-Project Architects.
  • Hold, Coordinate Negotiation Meetings with Project Architects, Technical Consultants to project architects and Client's representative for issuing various orders and contracts.
  • Award of Contracts on behalf of the Client. Coordinating Advance Payments.

3. Mobilization for Work start On-Site

  • Coordinate Contractor's Mobilization of Material on Site & Shop-floor Drawing Submission by Modular, HVAC and Electrical Contractors. Coordinate whetting and approvals by Project Architects.

4. Construction

  • Preparation and laying down Execution Strategy for Works on Site.
  • Weekly On-Site Review meetings chaired by Lead Consultant and attended by principals of all companies involved.
  • Monitor contractual obligations vis-à-vis the tender conditions.
  • Coordinate Approvals of Finishes, Material Used Mockups and Details Executed On-Site by the Project Architects/Client.
  • Inspect Material procured, ensure tests on materials as required and certify the material for use.
  • Monitor compliance to design and specifications during execution.
  • Set quality control procedures and standards and record compliance of same.
  • Audit documentation of quality procedures implemented.
  • Direct, co-ordinate and supervise the project on day to day basis in association with architects, consultants and contractors.
  • Supervision and coordination of activities of different contracting and consulting agencies.
  • Progress monitoring and reporting to the Client.
  • Prepare, implement and monitor Safety norms at site.
  • Conduct Safety Audits and submit report to Client.
  • Bill checking, certification and submission to Client for Payment to contractors. This is linked to rectification of anyshortcomings noticed in this period.
  • Prepare and seek approvals by Client on Change Orders.
  • Cash Flow Management.

5. Interiors

  • Preparation and laying down Execution Strategy for Works on Site.
  • Emphasis on Corporate ambience, ergonomic workstations with global standard furniture fit-outs.
  • Weekly On-Site Review meetings chaired by Lead Consultant and attended by principals of all companies involved.
  • Coordinate Approvals of Finishes, Material Used Mockups and Details Executed On-Site by the Interior Project Architects/Client.
  • Inspect Material procured, ensure tests on materials as required and certify the material for use.
  • Monitor compliance to design and specifications during execution.
  • Set quality control procedures and standards and record compliance of same.
  • Audit documentation of quality procedures implemented and interior layouts, wiring, networking, etc.
  • Direct, co-ordinate and supervise the project on day to day basis in association with architects, design consultants, network administrators and contractors.
  • Supervision and coordination of activities of different contracting and consulting agencies.
  • Progress monitoring and reporting to the Client.
  • Bill checking, certification and submission to Client for Payment to contractors.
  • Prepare and seek approvals by Client on Change Orders.

6. Moving-in Stage

  • Ensure procedural commissioning of Various Equipment.
  • Operations Start-up Assistance.

7. Post Move-In Stage

  • Minor Defects Rectification and Commercial Closing of the Project.
  • Defects Liability Period- Periodic Monitoring.

8. Relocation Service (Optional)

  • Identify, pre-qualify and finalize potential move in company.
  • Brief users on the move in plan.
  • Document move process.
  • Coordinate move in activities at site.
